(Remember to include income verification and a non-refundable $20.00 processing fee with each application).

MUST SUBMIT A SEPARATE AND COMPLETE APPLICATION WITH THEIR PERSONAL INFORMATION; INCLUDING CURRENT ADDRESS, TELEPHONE NUMBER AND SIGNATURE.

A NON-REFUNDABLE PROCESSING FEE OF $20.00 MUST ACCOMPANY EACH APPLICATION.

VANGUARD PROPERTY MANAGEMENT

AND MAINTENANCE SERVICES

 

  Be a source of information for all tenants regarding any issues concerning their rental units.

Advertise and show vacant properties to prospective tenants.

  Screen tenant applications, including rental and employment references, credit and background checks where warranted.

     Prepare lease agreements for signature by tenants and landlord, or by VPM as landlord’s agent.

Collect rents and make requested payments to vendors.

Disburse funds to landlord each month via direct deposit or check.

    Provide a 24-hour emergency contact number to tenants.

   Pursue late rental payments in a timely manner

       If necessary, send proper legal notices to tenants

(i.e. Notice to Quit, etc.).

      Provide information and assistance to attorney in tenant eviction matters, if necessary.

              Make a video recording of the property before tenants move in.

   Inspect your property at regular intervals.

Maintain security deposit accounts, if requested.

      Attempt to provide lower cost heating fuel prices via negotiations

with CAHA and MOAMA.

   Meet with contractors and vendors re: maintenance issues

and oversee each individual project until completion.

Arrange for lawn mowing and landscaping, as requested.

Arrange for snow shoveling, plowing and snow removal, as requested.*

Supervise cleaning of vacated properties in preparation for new tenants, including carpet cleaning and painting, if necessary.* 

RENTAL SERVICES

 

Advertise in the local newspapers, on Internet sites, and on our website.

Show the rental properties to prospective tenants.

Carefully screen and qualify prospective tenants.

Prepare lease agreements for signature by tenants and landlord, or by Vanguard Property Management, as landlord’s agent.

 

OUR FEES

 

Tenant Placement – One Month’s Rent, incrementally less the more properties you use us to place tenants

Management Fees – Ten Percent (10%) of Monthly Gross Rent Receipts, incrementally less the more properties you place under our management

NO UPFRONT FEES

*These services and maintenance costs are paid by the Landlord.
